Landmark Manchester Listed Building: Sympathetic Waterproofing Solution for Historic Reform Club

At the heart of Manchester stands the magnificent Grade II* listed Reform Club, where Trace Basements was entrusted with a critical challenge: enabling modern commercial use of historic basement spaces while preserving irreplaceable architectural heritage. Our specialist team designed and implemented bespoke waterproofing solutions that respected the building's Victorian character while meeting contemporary restaurant requirements—demonstrating our commitment to sympathetic conservation in even the most prestigious historic structures.

  • Grade II* listed Victorian building requiring specialized conservation approach

  • Two-level basement conversion for high-end restaurant use

  • Comprehensive moisture mapping to document existing conditions

  • Targeted waterproofing solutions for perimeter walls and light wells

The Reform Club presented unique challenges as a Grade II* listed building with significant historical and architectural importance. Our approach required meticulous planning to address moisture issues while ensuring minimal intervention in the building's heritage fabric. Working alongside conservation specialists, we developed solutions that would satisfy both heritage requirements and the practical needs of a modern restaurant space.

Our specialists conducted detailed moisture assessments throughout both basement levels, identifying specific areas requiring intervention. Rather than applying a standard approach, we designed targeted treatments for the perimeter retaining walls and pavement light wells, strategically omitting areas above external ground level. For persistent water ingress in the sub-basement, we implemented an innovative combination of cavity drainage with a permanent professional dehumidification system.

Through close collaboration with client surveyors, planning consultants and conservation authorities, our waterproofing solutions received full approval from Manchester City Council. The restaurant fit-out proceeded successfully, protected from moisture issues while maintaining the structural and historical integrity of this magnificent heritage building. The Reform Club continues to serve Manchester as both a preserved architectural treasure and a vibrant commercial space, representing an exemplary case of sensitive basement conversion in historic buildings.
