Well it's slightly old news now but still needs to be posted; we won the 2012/13 Property Care Association project of the year award at the recent PCA awards dinner!
The project was a remedial scheme addressing failed mastic asphalt and cementitious waterproofing in a complex structure with multiple ground retaining storeys cut back into a sloping site, with split level decks above, which included block paved parking areas and terraces with planters and paved areas.
The ground retaining elements were protected using internal cavity drainage supplied by John Newton & Co., while deck areas over were protected using an external elastomeric barrier tanking (also by Newton's) to the deck areas above.
Part of the difficulty was that the internal waterproofing could not be linked to or even overlapped with the deck measures above, because the deck at the rear of the structure has a retaining wall directly above holding back a roadway at higher level. This provided a potential pathway for moisture into the interior.
To address, we designed a detail involving sealing the external deck tanking back to the precast concrete planks (forming the deck) (above), treating the planks with an in-depth crystalline pore blocker, sealing the joints in the planks with a hydrophilic mastic (sealing the 'middle') and then returning the cavity membranes beneath and sealing 'below'. A complicated detail but it essentially achieved continuity.
This was one of seventeen bespoke details designed by us with assistance from JN&Co. and implemented by our dedicated waterproofing operatives to achieve the required outcome.
Incidentally the Flexproof deck tanking system supplied by Newton's went on to win an innovation award at the 2013 Concrete Show. My thanks also go out to Newton's for their spot on technical support and fantastic product range.
