What is a Waterproofing Design Specialist?

A Waterproofing Design Specialist is an individual that holds a PCA recognised CSSW qualification as well as meeting stringent skills criteria. A CSSW qualification is a recognised professional qualification for individuals involved in diagnosing problems with water entering structures below ground level and who recommend design solutions. Furthermore, to be recognised by the PCA as a Waterproofing Design Specialist the following criteria must also be met:

  • We serve as examiners on the CSSW (Certificated Surveyor in Structural Waterproofing) qualification, and also the CSTDB (Certificated Surveyor in Timber and Dampness in Buildings) qualification.
  • We are a PCA registered Waterproofing Design Specialist; our Director also vets candidates seeking to join the register of Waterproofing Design Specialists.

By using a Waterproofing Design Specialist to work on the design of your waterproofing system you are choosing to use a dedicated waterproofing professional who will ensure that your waterproofing project is compliant with British Standard BS8102:2009 Code of Practice for protection of below ground structures against water from the ground.

Why do you need a Waterproofing Design Specialist?

The BS8102 Code of Practice now asks for a Waterproofing Designer/Specialist to be part of the design team at the outset of a project to ensure that an integrated waterproofing solution is realised. Providing the design team with guidance that assists and influences the design, installation and future maintenance of the waterproofed structure, a Waterproofing Design Specialist will:

  • Be able to advise and be part of team
  • Take on design liability
  • Carry out Risk Assessments (sewers, gases, trees)
  • Investigate water table and surrounding areas
  • Consider accessibility, repairability and servicing
  • Design to the required environment grade for Basement uses (Grades 1-3)
  • Choose the correct method / Type of Waterproofing System (Type A, B or C)

Commercial Waterproofing types to consider

Type A (Barrier) Protection

Type A Protection, in some forms known as Tanking, provides protection against ground water ingress by applying a waterproof material to the external walls and floor slabs of a basement or underground structure forming a barrier between the structure and any groundwater present. The material can be applied to either the external or internal surface of the wall/floor and also in between wall or floor surfaces, (known as sandwiched waterproofing) depending on which material is chosen. Type A systems can also incorporate the application of a material on the external surface followed by another on the internal surface to offer a double layer of protection.

Type B: (Structurally Integral) Protection

Type B Protection relies upon the design and materials incorporated into the external shell of the structure itself (usually to the relevant British Standard (BS 8007 and BS 8110)). Structures that provide Type B protection should be constructed of reinforced water-resistant concrete or structural steel. Type B designs place added importance on the design of the structure and the specification of materials as well as the quality of the workmanship involved in preparing and placing concrete. This is due to the fact that the pattern of any seepage encountered is often associated with poor joints, cracks or other discontinuities such as service penetrations.

Type C: (Drained) Protection

Type C Protection allows groundwater to penetrate through the external wall or floor as far as the cavity between the external shell and internal lining/finishes, collecting it via a Cavity Drain Membrane and then diverting it into controlled drainage and a designated safe point of disposal. Cavity Drain Membranes are studded on the external facing surface, allowing any water that penetrates the structure and reaches the membrane to flow into the designed drainage channels that carry the water to either a sump and pump chamber or away from the structure if passive drainage is possible.

Commercial Waterproofing:  The Design Team

Although the general principles contained within the BS 8102 2009 Code have been maintained, there are several key changes and additional points that should not be overlooked. One key point is contained within section 4.2, The Design Team. The Code recommends that a waterproofing specialist should be included as part of the design team so that an integrated waterproofing solution is created.

New Build Commercial Waterproofing Projects

For new buildings, Trace Basement Systems will work with the Design Team to provide a Waterproofing system that is fully integrated into the build and is capable of delivering the required environmental grade. We can take a job from a hole in the ground right up to a high quality finished build.

Remedial Commercial Waterproofing

For buildings that have suffered from water penetration, possibly as a result of a failed Waterproofing installation, we have extensive experience in designing and installing guaranteed remedial packages.

Renovation of Commercial Properties

Where your commercial premises is being renovated to provide additional, damp free space, we will utilise our vast knowledge and experience to design and install a Waterproofing system which is both affordable and sympathetic within the constraints of working with an pre-existing and/or older property.

Trace Basement Systems Offer Peace Of Mind To Our Clients:

  1. We serve on the design team, taking design responsibility on our £2.5m professional indemnity insurance (any materials supplier you approach will not ultimately accept design responsibility).
  2. Guarantees can be insured through a 3rd party FCA regulated insurer, meaning that clients remain protected if we cease trading (46 years in business and counting).
  3. All of our Designers are at least CSSW (Certificated Surveyor in Structural Waterproofing) qualified, and fully conversant with BS8102.
  4. We install the systems that we design, meaning no split liabilities and end to end control of the waterproofing process.

A number of other factors assist us in this:

  • We employ a Contracts Manager to monitor and manage installation.
  • Our staff are directly employed and we are resourced to complete larger scale projects.
  • We work in AutoCAD.
  • We are Construction Line Silver/Gold and Safe Contractor approved.
  • We don’t compromise on specification – for example we won’t omit essential requirements such as battery back-up on sump systems.
  • We are either approved installers and/or have relationships with virtually all the major suppliers and can work with whomever we choose.
  • Our in-house design team includes a CSSW award winner (top marks in year exam taken), CSSW examiner, PCA WDS (registered waterproofing design specialist) and WDS interviewer (vets candidates seeking to join register).
  • We are award winning and respected in the industry, having been instrumental in driving change.

Contact Trace Basement Systems to discuss a project, arrange a meeting, inspection, or simply send us drawings and supporting information and we will provide you with proposals.
